Just found a great townhouse in Indy at a great price! What do you think?
Edited on Sun May-15-11 10:27 PM by Brigid
I am very seriously considering moving back to Indianapolis, and went on realtor.com to see what I could find. I found this lovely townhouse for a price that wouldn't require me to take out a mortgage. It is also only five years old. I am not familiar with this particular neighborhood, so I would have to make sure that it is close to public transportation. It is fairly close to a neighborhood I do know, however. I would also have to find out, of course, why the price is so low (my guess is it may have something to do with the economy). This particular listing does not have any interior photos, but there are other units in the same complex for sale that do have photos, and they look quite nice. What do you think? Do you think it might be at least worthwhile to contact the realtor? I'd kind of hate to pass up a lovely place like this at this price.

1. make sure it's not a short sale, in foreclosure
You must find that out.

2. Indiana is a RED state. Be cautious.

It sounds small to me. But if it fits you, then good.

I think it would be essential to find out if it's in foreclosure, as grasswire said.

I'd contact the realtor. If you have any friends in the area, have them run by it, and see if they can see anything that might make you pause.

Good luck!

You don't want to appear too eager, but just offer to pay the asking price -- In cash...

6. If it is only a couple of miles from the Speedway and
if there are races on weekends, prepare to soundproof the house. I live just a couple of miles from the Dixie Speedway here in North Georgia. On Friday and Saturday nights, the noise of the racing cars can be deafening.

7. So I looked up the property at the city (I can't help myself, it's the appraiser

in me) and it appears to be owned by either an 1. investor or 2. transfer (meaning the owner has already moved out. Online, at the city, you can purchase field sheets, transfer histories etc...for a small fee. If you're interested it might be worth the couple of dollars. As it stands, you could contact the realtor. If it were me, I'd contact a different realtor in the area to ask about the property. The listing agent is working for the seller and you won't get a whole bunch out of them. Either or, good luck. It's very nice, and looks like a good amount of sq. ft. for the room count and price. :hi:

15. I've been looking at other properties too.
There are some a bit closer to public transportation and other amenities, so I may take a pass on this one, even at that price.

16. I hope you find the perfect place. Remember, you can avoid sites like Zillow
(they are notoriously wrong on important things like room counts, and assessed values) and go straight to your city. Indy is online. If you go directly to the city, the files are free to look at. A good realtor will be able to get you the important info.

While Zillow is fun to play with, it is very inaccurate at times. It made my job a giant headache. If I heard one more person say, "Well Zillow says..." I was going to scream. :)

9. Be careful of the neighbourhood. I got an apartment in a nice looking neighbourhood
and it turned out there was a real creep living downstairs. I would come home and hide out. He committed more than one crime while I was there. It was awful and weighed so heavily on me (and I knew trauma so it wasn't my first experience with a monster). Be very, very careful.

10. It's a slight improvement over Terre Haute, but couldn't you do better?
Yes, I grew up a Colts fan in Bawlmer, so I'm a tad bit biased, :grr: , but still... I see a Cubs avvie up there, so what about maybe NW Ind., where you could ride the South Shore Line into civilization?

11. I don't think it would hurt to contact a realtor and go take a look.
It looks like a pretty nice place, especially for the price.

14. Lots of steps to climb if you acquire health issues.
They'd look like a mountain if you had to climb them after a surgery or with a broken leg. :hi:
