Jared Kushner's Firm Eyes Billion-Dollar Property Deals in the Balkans

Jared Kushners Affinity Partners is in advanced discussions on three property development investments in the Balkans that could surpass $1 billion. The Miami-based private equity firm plans to transform Albanias Sazan Island in the Mediterranean that was previously home to a military base, into a luxury Aman branded eco-resort community, Kushner said in an interview with Bloomberg News.
Affinity is also looking to develop Albanias Zvërnec Peninsula, a coastal region with more than three miles of deep white sand beaches. The firm plans to add several major resorts in the area, with nearly 10,000 units of villas and hotel rooms. Sazan Island is one of the most pristine and unique coastlines that I have seen anywhere in the world, Kushner said.
Researching with his friends Ric Grenell, who served as US Ambassador to Germany during the Trump administration, and Asher Abehsera, he was drawn by one of the worlds fastest-growing tourism areas. Albanias resort city of Ksamil ranks among the top global Airbnb destinations.
A third project would transform three abandoned blocks in the heart of the Serbian capital Belgrade into a luxury hotel with commercial space and more than 1,500 residences. The historic area has been vacant since the April 1999 NATO bombing of the former Government of Yugoslavias Ministry of Defense Building. Kushner is the son-in-law of former President Donald Trump and served as a senior White House adviser. After leaving his government job, he set up Affinity, which now has assets of $3.1 billion.

One of the best tax and banking dodges has been resort development. You can hide, transfer, and lose millions in cost overruns alone. To say nothing about maintenance fees, household supplies and services, and just general thingy expenses.
Ask HM customs and excise service about it all.
Albania seems the perfect unspoiled spot to plan a bit of cash subversion. I predict it will become the next World Islands (a Dubai luxury home and resort venture where almost no one now lives). The perfect retreat to Off-Shore.

(10,409 posts)The government collapsed and the country was being run by a cabal of hoodlums. I doubt much has changed. The Albanian 'Mafia' will bleed Jared and his investors. That is likely the plan, with Jared laundering his own share.

My ex challenged me to a language-learning contest and she picked Albanian.
She bailed when I was nearly finished the 1st year textbook and she wasn't half way through. Made me prove it by doing exercises and sight-translations of texts. But that was in 1996 or 1997. Learn quick, don't review, forget quick.
Same with her next language challenge, Tohono O'odham. She figured I had an Indo-European advantage for Albanian (which is a squirrelly IE language with significant Balkan areal features) so she picked a Native American language from her backyard. I beat her at that (which was a stupid, stupid thing to do). Nonetheless--like Albanian, it's all gone.

(15,033 posts)Three bedrooms with a bath down the hall next to where a SAM-6 platform stood just the other day. Time shares in Harlan Crow Villages or the Sebastian Gorka Sanitarium are still available. Deals like these on the Riviera of the Balkans won't last long.
