Atlantans: Can you tell me why so many homes in the 30310

zip code are in foreclosure / up for sale (for very low prices)?

What's the deal with the neighborhood? Noisy? Crime? Some of the homes are really adorable; hardwood floors, arched entryways, etc.

Any info appreciated ... thank you! :hi:

4. hi Parche!
Dayum some of the homes are SO CUTE. I want one. I WANT A HOME.

:hi:

By the way, KLM sucks ass on their seat design - it was so fricking cramped in that plane! I'm 5'7" and was miserable, my poor husband is 6'4" and I don't know how he didn't go berserk.

Now, the Air Astana jet was really comfy, lots of room. Why do airlines feel the need to treat humans like sardines?

2. Have no idea. I live north of Atlanta in the 30189 zip area
and I have yet to see any foreclosed homes up here.

5. I suspect it's b/c of what ulysses says - poor area
But really cute older homes built in the 1940s - hardwood floors, nice architectural details, etc.

6. I thought as much.
Poor, or poor and dangerous? Or do the two unfortunately go together?

Look at this house, for $38K:

I want it. But I don't want to worry every time I leave my car to walk into the house after dark...

7. That's a well maintained home.
It's probably a safe neighborhood, just poor. I live in a poor neighborhood in NC, but its safe...other than the cow killers, fire ants, and hornets, that is. :hi:

9. well, it's gentrifying over there, or trying to.

If you zoom in and go directly north of I-20, you'll find Vine City, where my old school is. Atlanta has demolished all of the public housing in the area and had started replacing them with six-figure condos when I left the school a year ago this spring. I don't know what effect the economic shit has had, but I suspect it hasn't been pretty.

A little further reference: http://journals.democraticunderground.com/ulysses/40

There's violence down there, yeah, born of the poverty. Where you're looking is south of VC, but not by much.

Nice house, though. :)

11. That house is in 30314 ...
and the listing says "needs a lot of work" (so perhaps the interior is trashed - ?)

I'm guessing VC isn't a good area, from what you've said and written in your journal.

Sigh. I have a good friend who bought a house in a baaad area of San Diego years ago - the house was gorgeous, but location sucked big time. She was forever having issues with little things being lifted, and never felt safe when her husband was gone.

Maslow's hierarchy - I have been wracking my brain the last week to try to remember what it was called! Thank you!

12. there are a lot of great people who live down there.
I miss that job in a lot of ways. But that neighborhood is the real deal. I wouldn't buy it.

Of course, I've missed out on plenty of "urban pioneer" deals in my life. :)

10. That's the West End area of Atlanta.
And IIRC, it's one of the poorest and least safe neighborhoods in the city. I, personally, would not feel safe living there.

There are a lot of places online where you can get demographic information (i.e., poverty rates, crime rates, average incomes, etc.) about the area that may help answer the questions you have. Try these:

http://www.brainyzip.com/zipcodes/30/30310.html
http://www.city-data.com/zips/30310.html (LOTS of demographic info here!)
http://www.zip-codes.com/zip-code/30310/zip-code-30310.asp

Also, this article may be useful to you. Zip code 30310 is #2 on the list. The article is a little dated, but some of the conclusions presented may still be valid.

Best of luck in your decision. I moved to Atlanta from NC (just like you!) seven years ago, and I love it here! I look forward to welcoming you to our city! :hi:

13. Too bad - homes in the area are really cute
but it sounds as if it wouldn't be worth it.

We haven't decided if we'll go to Atlanta or the DC area - I've just been looking to see what is out there in terms of housing to factor it into our decision.

Thanks very much for the links - very informative, and I appreciate it! :hi:

Atlanta being much, much cheaper.

21. Yes, everyone in Atlanta lives in doublewides, like this one

which you may recognize from Designing Women. It turns out to actually be located in Little Rock, Ark.

To paraphrase a Spanish muslim during the time of El Cid, I would rather be a Northern homeless man than be a Southern homeowner.
