OK, before I list with my realtor this week...
anybody know anyone who'd be interested in a house on 1 acre, in the mountains approx. 68 miles west of downtown D.C.?

mailing address is Front Royal, but closer to Linden, actually on Blue Mountain. Go down one side of the mountain, and you're at Rte. 55 about 5 miles from 66, go down the other side and you're at Rte. 50, go west into Winchester or east toward Mt. Weather, Middleburg, etc..

It's what the realtors call a "raised rambler" from 1970s... hardwood (real, not Pergo) floors on upper level (but two guest bedrooms carpeted, I believe there's hardwood underneath), walk-out basement and attached 2-car garage. All wiring, plumbing, etc., in very good shape, but I'd call it an "aesthetic" fixer-upper: my husband, who lived in it for 5-6 years before we got married, wasn't too concerned about fixing trim, maintaining the garden, patching some of the stucco, etc., which is why we're asking $195K when others in the area are going for anywhere between $200-300k. Stucco base, cedar siding second story. Two upstairs baths recently renovated, new kitchen stuff (except refrigerator, everything else within 3 years), new roof. Deck, 1.1 acre, lots and lots and lots of trees (and birds and raccoons and possums...). 3 bedrooms, 3 full baths (third one downstairs, the walk-out basement area could easily become complete unto itself if you put a mini-refrigerator and microwave into the laundry room).


1575 +/- sq. finished sq. feet., fireplace (gas) upstairs. Septic and well (actually very good water). Gas & baseboard heat, wall a/c (the mountain is usually at least 5-10 degrees cooler than Front Royal, Winchester or DC... I use the a/c only in the bedroom at night, never really need it during the day).

Anyway, I'm going into town, if you want more info (or know anyone who does), I'll check this thread later...
