5. The neighborhood around it is a viable neighborhood
If the stadium can't be saved, they need some businesses to keep that area stable. There are some good restaurants and classic buildings down on that stretch of Michigan AVE, and the Corktown neighborhood has some really cool houses.

A shopping center with a grocery store, or a Walmart or Meijers would be a good thing in that spot. People who live downtown don't have anywhere nearby to shop at-University Foods is at Warren and the Lodge, and it is way overpriced. With no chain stores left in the city, whoever does build a store has a monopoly of sorts.
