Real estate closing today. Want to strangle buyer's attorney

Who suffers from a misplaced need to make himself important. He has been writing testy little letters with all sorts of demands, some of which are a complete surprise to his clients. The buyers and their broker ganged up on him and said that if he doesn't behave, he's fired and blacklisted, but he can still barely contain himself.

My husband and I are puzzled. It's a nice place, it's a fair price, there's nothing wrong with it, we're not trying to screw them, we loved the place for five years and they will too, what's the problem??

If they try to haggle over stuff at the closing we're gonna tell 'em forget it.

8. In Delaware we a required

to have a lawyer for closing.
Well, I have a problem, tried to get ahold of her, no luck.
Called another lawyer to file suit claiming mis-representation.
Are you surprised that I cannot find anyone to take the case?
Not because it's weak, but because they dont want to "rock the boat" of the fees that all real estate lawyers make here in DE.
So, YEAH, I paint these real estate lawyers with a "broad brush".
Oh, and I tried the state bar, was advised that I should just "live and learn"
I got hosed, but never again, I am smarter now.

What, is this guy some kind of new kid on the block trying to act tough?

I'm a mortgage lender. The obligation of the attorney is to make sure that the terms of the purchase contract are carried out, that's all. Anything over and above that is a disservice to his clients. Most attorneys I know just prepare the sellers docs, make sure any other paperwork is in order, that his clients are happy with the assest they are buying, and then collect their check.

You're right, if this goon starts making demands beyond what is in the purchase contract, walk.

7. They shouldn't walk!

Unless things get absolutely awful, they don't want to walk. First of all, because they have a contract to convey the property and if they walk they will be sued and these buyers will slap a lien on their house so they will not be able to sell it to anyone else. If unreasonable demands are being made that are not in the contract, they should politely say no and move on throught the closing.

The second reason not to walk is that they will be left with the house and many more weeks of showing it. Also, they don't say whether or not the have a contract to buy another house...if they do, walking away on this one could really screw things up! :-)

It seemed implicent in my statement that the demands would be unreasonable demands, otherwise there wouldn't be any reason to walk. If it wasn't clear, and I don't see how it couldn't have been, it is now.

I've been to well over 2000+ real estate closing over the last 10 years. More than likely, the buyers will tell their attorney to shove it, and everything will go fine. If you want to be safe, hire your own attorney to represent you at the closing. Remember, the closing attorney represents the lender if the buyers are borrowing money in order to purchase, not you or them.

5. I suggest you file a complaint with the state. My neighbors had

this happen to them when they bought a house. The selling agent was an ass, kept showing the house, etc... It is within reason to make a list and file a complaint. It will be placed in their record and perhaps warn off other would be customers. Good luck with your sale, I hope the worst is over. :hi:
