I NEEEEEED good vibes for tomorrow! We're having our open house to sell
the house, so that I can move to France in June.

I worked my ASS off to get it looking absolutely perfect, with upgrades, renovation and improvement. Momma wants the bidding wars to START.

It went on the MLS last monday, the broker's open house was Tuesday, and the general open house is tomorrow. It's been shown to about 5 people so far.

I NEED THE GREAT VIBES PLEASE... This is the Los Angeles housing market and this is a great deal in a nice up and coming neighborhood.

3. A piece of advice. I KNOW it sounds crazy but it works...
Get some rolls of cookie dough and bake cookies right before the open house (All you have to do is just put a couple on a cookie sheet - you aren't looking for refreshments but the homey smell wafting throughout the house. If the smell starts to fade pop a couple more into the oven and renew the aroma. Studies show that the sense of smell is the strongest of the senses and baked cookies just "scream" home even if your Mother never bade a cookie in her life. Everyone equates cookies and mile with home.

I have sold three homes - and all three were sold to the first person who looked at the house on the first day of each and every listing. I took all the steps needed to get the house ready to sell, fresh paint, yard mowed, neat and clean, all the things your Realtor advises. Right before the appointment I just put a few in the oven, got the house smelling all homey and crossed my fingers. Now I may have been just extraordinarily luck but each house sold, got the asking price and closed within a month. And this was over a span of years with up and down markets.

I am sure the cookies had something to do with it. Worse case scenario - you have cookies for after the open house!

It worked for me( I also changed realtors)
