I know this isn't your problem, but I know myself and I couldn't just turn my back on them. I think it's important that you add your son in all of the lease agreements and don't let them slack on it at all. If the deal is they clean up after themselves and they leave a mess I would give them ONE warning and that's it. If the deal is they pay you a small amount and they don't, give them one week to pay and if they still don't then tell them they have 30 days to leave.
