The rule should be that 100% of income generated on the land should be farm related. Golf membership

It's a multi-use property. You can have a house (1 acre) and a min 5-acres (animal, tree, crop, etc)

I believe it's the first acre for the house lot is priced high, then extra acreage is lower.

Having had a farm in NJ, it takes more than owning them, you must sell goods to qualify.
