He was in awe of the construction techniques%2C and he is a tough critic. Since that time%2C we%27ve torn out some of the sheetrock %28too much wallpaper%29 and we saw the insides of the walls.  Not once have we had to make any repairs to them.  %0D%0A%0D%0ATo give you an idea of how structurally sound an old house can be%2C there were seven layers of roof on this house. We immediately had them torn off and a new roof put on. Seven layers of roof is against just about any housing code. Six rooms downstairs and one large one upstairs under the  eaves.  %28It%27s a lot like the third model shown in post %2322%2C except that instead of the front bedroom%2C there%27s a parlor which opens off the living room via French doors.%29%0D%0A%0D%0AIt%27s a little too late to be Craftsman -- it%27s kind of weirdly eclectic instead.  It has a number of Colonial details%2C like funky sconces and beveled-glass sidelights around the front door%2C as well as a Japanese-style roof.%0D%0A%0D%0AThe couple who built it%2C and then the widow alone%2C lived in it until the late 80%27s.  The heat%2C plumbing%2C and electrical systems are all pretty recently upgraded and nothing has broken down as long as we%27ve been here.  %28When the house was built%2C it had a coal furnace%2C a cistern to collect rain water%2C and only one outlet per room apart from the sconces and ceiling fixtures.%29  It doesn%27t have as many closets as I%27d like%2C but apart from that it%27s head and shoulders above anything more recent.%0D%0A%0D%0ABy the way%2C for those who care about such things%2C Dover Press has a number of books on early 20th century houses that are well worth reading.%0D%0A%0D%0AOn edit%3A  some finetuning of description|0

Current house is a split-level%2C with 5 levels.  %28The first owner dug out the crawlspace to make a 5th %28and lowest%29 basement level%2C and also dug out to expand the 4th level and make a huge laundry room and put a dining room and 3-season porch on top of it.  It%27s completely finished%2C so I don%27t get many chances to check out any of the %22guts%22 but when I have%2C everything looks as solid as the day it was hammered in. It was once owned by an ancient Welsh family that lived on the same spot at least since 1385. They built a new stone manor place in 1490%2C and finally%2C when their fortune grew larger they built a grand red-brick house in 1664%2C saving one remaining medieval wing to act as the %27Servants Hall%27.%0D%0A%0D%0AThe House itself has 90 rooms%2C and cellers that seem to go on forever. There are some very elaborate rooms with some fantastic original 17th century ceilings%2C along with family portraits by Gainsborough%2C Van Dyck and Reynolds among others. Add to that one of the most elaborate stable buildings in the country and beautiful gardens and its the perfect place to wander dreamily around on a summer%27s morning%2C or even better%2C on a summer%27s evening.%0D%0A%0D%0AThe whole place is set out as it once looked years ago. I%27m a bit of a PG Wodehouse fan%2C so I find it fantastic to wander around the Butlers Pantry%2C the Still Room%2C the Housekeepers Room%2C the cavernous Great Kitchen%2C the Servants Hall and even the deserted servants bedrooms behind the green baise door on the top floor. Looking out of one of the bedroom windows I could see the snow falling and rapidly whitening the roof of the stables%2C as the sound of a horse and carriage could be heard on the drive below. We had the wiring from the early 60%27s pulled out%2C installed new wiring and had the chimneys repaired%2C put in new pump for the well %28that happens every couple of years due to lightening%2C even with lightening arrester....%29AC gas heat%2C have 10ft ceilings so we installed a few hunter ceiling fans%2C yanked out all the old%2C ugly carpet and had the hard wood floors refiniished.  Heart pine floors and chestnutt paneling in 3 of the rooms.  All the lumber%2C pine and chestnutt came from our property when they harvested and milled the lumber %2780%2B years ago.  That%27s what caught our eye when we bought the house years ago%2C %2788.  I put in a rock patio made from the original farmhouse chimney that had been burned down years ago and left in our pasture.  We had insulation blown into the walls and ceilings but this place is still cold and drafty%21   The ceilings and floor joices%2Fbeams have Roman Numerals carved in them for the proper sequencing during the construction process.  THat was neat finding that little nugget.  Our neighbor%2C65%2B or older was born in our living room.  We bought the farm from a young family that wanted out. We found out about the family%27s in-fighting after we rennovated the place.  Young family sold it to us so they could build their dream home.  They had been given the family homested cause nobody else in their extended family wanted the old house.  We are surrounded by several family%27s%28all related%29 that are not happy with us but have grown to accept us%28dueling banjo music in the background%21%29.  We have offered to sell to them a couple of times but they are unwilling to even come close to the amount we ask for.  They want the house for nothing and we%27ve done major repairs and improvements.  Folks used to come down tot he end of our road%2C show up and say we are related to %22Tip or Mattie%22 and we would like to see what we%27ve done to the place.  I remember when Tip did this or that....First year we showed off the place%2C after that it got to be too intrusive and we pissed off more of the neighbors by saying no more shows....Nice house but boy were we dumb%21  Invested way too much in this place and it%27s too small for our familly now.  THere are only 2 closets in the house.  So we use lots of cedar wardrobes and chests....House full of antiques.  Standing seam tin roof is great%2C but leaks from time to time.  Lots of pros and cons for this place%2C but it%27s not my dream house.  That would be a new log cabin kit set deep in the mountains with no damn neighbors%21  Someday we%27ll build that kit.|0

It%27s in Vermont%2C across from a river%2C so it%27s seen its share of snow%2C floods etc. and seems to have held up pretty well.  The foundation is loose stone capped with gigantic limestone %28I think it%27s limestone%29 blocks%2C post and beam construction%2C split board lath behind the wallboard %28most if not all of the orginal plaster is gone%2C replace by sheetrock%29.  Some of the original floor boards are still in place%2C others replaced by wooden strip.  Not a level floor in the house.  We%27ve done a lot of work%2C and have a lot more to go%2C but I wouldn%27t trade living there for a newer house.  I pity the poor folks a hundred years from now%2C who inherit these prefab%2C styleless McMansions as their %22great old houses%22%21  Although%2C since mine will still be around%2C and the McMansions long since rotted away%2C maybe that won%27t happen. %0D%0A%0D%0ABTW%2C the plaster and floorboards had been replaced when we bought it. The people were driven out to the coastal areas where farming is more difficult due to the salt air... but such is ethnic cleansing and the affect of the jocobite rebellion on the highland peoples.%0D%0A%0D%0AIt is solid stone walls 2-3 feet thick and slate floors.  This area has an excess of flagstone slate%2C that farmers have used it for fences... all the windowsills are stone.  The roof is asbestos tiles%21 on regular wood frame... appearantly this was redone in the 40%27s from a thatch roof.%0D%0A%0D%0AThough the building is small%2C i love the solid walls.  In a serious gale of 100mph winds %2B.. the house don%27t feel it at all... i ponder how much it would cost to make a solid stone building today... geez.. and that was the cheap way back then... stone was free and labour was communal.%0D%0A%0D%0AOriginally%2C this house was part of a small villiage of about 20 scots%2C with its own little fishing port and boathouse... now it is only 3 people with a few ruins about... the boathouse is down at the pebble beach... and 70 head of sheep roam the place.|0

You still have to be careful when purchsing an older home built before the 50%27s because they can be money traps too. Especially if it wasn%27t maintained well all this time. But a well maitained older home shouldn%27t cost you much in repairs%2C at least not as much as you apparently have been spending. %0D%0A%0D%0AMy home is a modular built in the 70%27s. It%27s still standing and so far not costing us much in repairs. The only real problems we have is the way the foundation was built. They should have built it at least 6 more inches above ground as we are either just barely above our yard or below it. Our backyard is actually slanting towards our house so when it rains it all comes running onto our patio and eventually into the house. The front had soil over the top of the foundation and therefore when it rained all the water would leak over the sill. We%27ve taken care of the front problem but the back is another whole big can of worms. %0D%0A%0D%0AWe did have one small plumbing leak a few months ago that my hubby caught before it got any worse. The cabinets in the kitchen are falling apart and the walls aren%27t anywhere close to being level so wallpapering would be a disaster. The wiring job that the previous owners did in the basement is atroshes%2C thankfully hubby is an electrician so he can take care of that.%0D%0A%0D%0AHowever tho it%27s my home and I love it. It may take us the next 30 or so years to fix it up right%2C but it just gives us something to do.|0

As it%27s only me and my girlfriend %28and the pitter-patter of little Zen feet will NEVER happen%2C thankyouverymuch%29%2C we%27re perfectly content with the size of the house.  With a coupla kids it would get crowded quick.%0D%0A%0D%0AOur previous owner did some expensive stuff%2C for which we will be eternally greatful - replacement windows%2C new plumbing%2C new main water line into house%2C new electrical%2C new swamp cooler%2C updated kitchen and bathroom... Mostly we%27ve been doing cosmetic work%2C but we have built a 2 car garage to replace the old 1-car.%0D%0A%0D%0A1970%27s was the start of lousy home construction%2C and though it%27s gotten better it%27s only due to the availability of quality materials.  Workmanship is still not as good as the masters who built homes back then.  They%27re building houses now with fake bricks.  Fake bricks.  I had to see it to believe it.  And those aluminum wires they were so fond of will burn a house down faster than a baelrog.%0D%0A%0D%0ALately%2C you could not pay me enough money to live in one of the shacks built by U.S.eless Home Corp or whomever.  They%27re made to last well for about 5 years - the amount of time the average family spends in their first house before they sell it. And we also replaced the windows out of comfort.  Other than old wiring%2C which we would like to replace soon%2C a very sturdy small house with not a lot of problems that people who live in newer houses that I know have.%0D%0AExcellent sturdy foundation beams and supports%2C and hardwood floors.|0
