| There is some new home construction going on around this area |
|
Not a huge amount. Just a couple of new ones here and a couple more over there. But then there never was a huge amount of new construction around here. There are no For Sale signs in front of them so I assume they are being built to suit. This is probably a good sign. Any new construction going on around you?

| 2. There are some projects going on in Napa, but the community isn't |

a real good indicator because it generally weathers downturns/recessions better than many areas in the region. I was just reading an article in the Napa Valley Register about some acceleration of local building: http://napavalleyregister.com/news/local/article_def8bb...

| 3. Some here and there, but... |

We still have a glut of foreclosures and short sales on the market. I'm in AZ, and we were hit pretty hard by the downturn. Everything is dirt cheap here. I'm in a pretty desirable area, and there's a place near me that has 4 bedrooms, vaulted ceilings, and a pool, in a master-planned community, and it's only $115K; it was worth over $300K about 2 or 3 years ago. Many of the higher-placed places are sitting, and many of the low-to-mid-priced homes are being bought by investors and Canadians.
