Doesn't seem indicative of much.

5. I'd Like To Know What Assumptions Were Used
I have a hard time believing that any U.S. teams are worth more than Yankees, NY Giants, Jets, Dodgers or Bears or Cubs.

The Texans are worth more than the NY Giants? I'd strongly question the factors that went into the metric, which as you said, is highly questionable.

13. This explains it a bit
http://www.forbes.com/2009/01/13/nfl-cowboys-yankees-biz-media-cx_tvr_0113values.html

Sounds like how competitive the team is comes into play, but it's not as important as things such as overal merchandising (which the NFL shares so even the Texans benefit) as well as how new a stadium is, whether the team owns it, how much revenue it produces, etc. Because the NFL shares merchandising and television revenue even the least valuable team is worth over 800 million, after that the Texans have a brand new stadium, the biggest naming rights deal, as well as the revenue the stadium generates.
