What is Real Estate supposed to do in Baja Mexico in the next ten years?

What is Real Estate supposed to do in Baja Mexico in the next ten years?
I was thinking about investing in a house on a golf course in a beach side development in the town of San Felipe Mexico on the Sea of Cortez about four hours south of LA. Houses are running around $200,000 in this development a walk away from the Ocean and right on the Golf Course. I have a feeling with Baby boomer's about to start retiring in the next five years and with Real Estate so high in California a place like San Felipe which is only four hours away from LA this would be a smoking good deal. Is their something I am missing? Any predictions on what a house like that would be worth in five or ten years?

1. What is the ownership agreement?
My understanding is that foreigners can't buy, but instead can have only long term leases. I would try to understand exactly what you are buying and what happens when you sell. I haven't looked into for years so maybe the law has changed.

It sure seems like property will incrase but I never done an analysis of it. I do know one of the concerns of US retirees in foreign countries is that medicare and other insurance often can't be used in another country. Again, that's what I heard but I haven't analyzed it.

2. the border influence is destroying Baja California....
Personally, I wouldn't live anywhere north of El Rosario or south of the cape region, but then I like *Mexico*.
