8. In my market it is much, much better.
The house is down about 20% in value from a year ago, but much better than when I bought about 15 yrs. ago. House value depends so much on area. CA prices have gone down a lot but if a person bought a house there 20 years ago, I bet they still make a mint when they sell. You may regain that equity in a fairly short time. Refinancers...they're another story.
