I broke out in a rash, the bank said I hadda come up with 7 grand in cash, and my banker cancelled the closing. The day of the closing (on schedule - my thrifty parents came through big time!), the title companie's lawyer said that the estate selling the house did not have authourity to sell it. 10 min on the phone with the title companies lawyer, and the executor was willing to drive 12 hours to get a signature (rate lock expired in 36 hours, estate would have been on the hook for the difference!) Closing finished 23 hours later, in the lobby at work. And yes, it was worth it.
