Or some portion of it. For instance, we have a law in Nevada that says people are allowed to put political signs on their personal property. Any contract forbidding someone to put up a political sign -- agreed to by both parties or otherwise -- is therefore invalid (or at least that portion of the contract). It's been argued and won several times in state court.

Every couple of years, some Democrat puts up a campaign sign, an HOA gets pissy, and the county Dems remind them of their legal obligations. I've seen HOAs back down ten times.
