Cheaper Together: How Neighbors Invest in Community

Cooperative financing and community land trusts keep rents affordable and homeownership within reach.

A community land trust is one type of “shared equity homeownership,” where the rights, responsibilities, risks, and rewards of ownership are shared between an income-eligible household and an organizational steward. In exchange for the initial subsidy, which allows them to buy the home for a below-market price, owners agree to limits on how much they can sell the house for—balancing asset-building with ongoing affordability.

While most CLTs develop new housing, about a third have buyer’s-choice programs that allow homebuyers to select an existing home to be brought into the land trust. When CLTs sell houses, they retain ownership of the land underneath and give the buyers a 99-year ground lease.

Beyond helping lower-income families become homeowners—and preserving the affordability of these homes for the next generation—the CLT enters into an agreement with homeowners to support their ongoing success. A recent study revealed that during the worst years of the mortgage meltdown, conventional homeowners were 10 times more likely to find themselves in a foreclosure proceeding than CLT homeowners.

Another type of shared equity home-ownership is the limited equity cooperative (LEC). LECs make ownership affordable to lower-income households, who buy shares in land and buildings owned by the cooperative housing corporation and hold a secure lease for a particular unit. The co-op’s members accept restrictions on the resale price of their units, ensuring that the public investment in affordability is maintained.

Moms, Dads With Kids: Homeless But Nowhere To Turn

The number of cities—not backwater towns—that I’ve visited recently that have NO FAMILY EMERGENCY SHELTER (a walk-in overnight haven that immediately accepts most all homeless families) is more than astounding, it’s utterly and inexcusably dismaying.

Last week, on our Babes of Wrath tour, it was Ft. Smith, AR. This week Flagstaff, AZ. Yup, you got it, ditto, ditto. So what’s the deal?

Simple. Families don’t count. And I’m not pointing a finger at the local folks because they are forced to bend to the dictates of the U. S. Department of Housing and Human Development, HUD, where money trickles to some communities (many smaller towns don’t get any) to address homelessness. HUD determines priorities. Recipients must comply.

What happens to cause a typical family to become homeless? ( My 1-page list of causes of homelessness.)Trauma commonly accompanies the family on the road to homelessness. Multiple crises and Murphy’s Law travel along. Take “Brenda” and her 3 little ones, 1, 2 and 4-years-old.

SPENT is an online game about surviving poverty and homelessness created by ad agency McKinney for pro bono client Urban Ministries of Durham (UMD), whose mission "is to provide food, clothing, shelter and supportive services to neighbors in need". Players must make the difficult decisions necessary to live for one month on $1,000, often having to choose between equally disagreeable options. The dilemmas they face represent those that bring people to places like UMD: Do you make a healthy meal or keep the lights on? Cover the minimum on your credit cards or pay the rent? Hope your sick daughter gets better on her own or risk your job by leaving early to take her to the doctor? Let your son play in the after-school sports league or save the money needed for his uniform?

The inspiration for the subject line came last Monday, 1/14/13, when the Sandy Hook parents gave a press conference, introducing their new organization Sandy Hook Promise. I posted about it here.

The biggest takeaway for me was this: THEY CHOOSE LOVE, not anger or fear. In spite of all they have to be angry about, in spite of the many things we can all live in fear of, they set a brilliant example by CHOOSING to move forward with LOVE and COMPASSION in order to honor their children.

I would like to post an OP like this every Sunday, highlighting DUers' needs, but posts like this often go unseen. Quite honestly, I think the way these posts drop out of sight reflects poorly on us as a community. Please, please help me change that. (Plus, it takes me hours to compile these posts, so I'd personally -- and selfishly -- appreciate it.)

To honor the Sandy Hook victims and their loved ones, I am asking you to show your values as a liberal/progressive/Democrat (let's not debate the semantics of those words in this thread...you know what I mean) by LIVING Love, Compassion, Community, and Cooperation.

Many of the needs we and our fellow citizens have could be prevented with more humane policies and systems, not the least of which is Universal Healthcare and strengthening our safety nets to prevent homelessness and other forms of poverty resulting from the gross wealth inequality.

While we pursue legislative changes and other means to change our society for the better...for The Common Good...these Wishadoo! OPs offer the opportunity to do what we can to show Love & Compassion now. It's easy, as I've listed below.

A. bakprkr, has posted the most recent request in the Wishlist. He is a vet, who has been struggling tremendously to avoid homelessness and needs transportation for employment (mass transit simply isn't available in many areas). B. Deek's Wish needs much, much more attention. Not much has been raised thus far. You may remember deek's thread from April 2012, where she asked for votes to win a new wheelchair van for her daughter. DUers voted, but she didn't win. The engine on her van died and she needs a new one now, so she turned to Wishadoo! and DU for help.

C. Silvershadow has a dream to start a non-profit organization for those who have Multiple Sclerosis and other similar neurological diseases.

D. Akoto is a wonderful DUer I've interacted with behind the scenes; a very selfless young person, usually asking on behalf of others, but has a very real need for transportation.

E. Mtnleo2 is asking for dental help for her niece.

F. Oak2004 has a request to help a disabled/senior housing project.


Concerning the above DUers, I have interacted with them personally and can vouch for them. If I have forgotten any DUers who have active Wishlist posts, please let me know!!!! I know I've forgotten someone...


Please also check out the other Wishlist posts. Since we liberals/progressives/Democrats are concerned about others and The Common Good, please consider reaching out to others even if they aren't part of the DU Community.

This Wishadoo-DU Wishlist post is in honor of the love, community and compassion displayed in the various threads involving SalmonChantedEvening over the last couple of days. There was a lot of heart displayed in many of those threads. (Maybe you all can post links to them as one way of keeping this OP kicked, or even post a link to THIS OP in those many threads?)

Earlier this week I asked for suggestions regarding how I can make these Wishadoo-DU Wishlist posts more visible since many want to help fellow DUers -- even if it's in the form of offering emotional support, resource suggestions, insights and experiences -- but they often don't see these posts because they don't get enough visibility.

I feel confident saying that SCE would want more visibility and engagement about these OPs, because he embodies Community and Compassion, and many others obviously recognize this.

You may not be aware of this, but I created Wishadoo! (and specifically the Wishlist tool) to be of service not only for critical needs that fall through the cracks, unable to be addressed by existing services and resources, but to help with wishes, hopes and dreams. To be able to put our dreams "out there" as well. Note the many categories in the left sidebar area of the Wishlist.


One example of this is this Wishlist post by a college student, raising funds for a trip to Thailand to volunteer at an elephant sanctuary over winter break. (It's my daughter. ) It's not a critical need for her; it's not life or death that she be able to go, but dreams are important (she worked all summer to raise funds for the fees; travel costs remain). Wishadoo! was created to be a space to cover the entire spectrum and allow us to connect one-on-one to be of service.

ABOUT WISHADOO!: Anyone is welcome to use the tools at Wishadoo, so long as the Terms of Service are adhered to (basically "play nice" and don't lie). This includes creating posts in the Wishlist, a "craigslist of compassion." Most of us are struggling with one thing or another, and as you'll see, there are many categories in the Wishlist to cover a variety of issues/needs.

Wishadoo! is a comprehensive portal providing tools, resources and inspiration to connect, help/be helped, and cultivate compassion, cooperation and authentic community in myriad ways, online and in our own "backyards." Wishadoo!'s tools have been designed to integrate and be of service to all sectors of community: individuals, neighborhoods, schools, organizations and businesses.

The Wishlist is where we can ask, offer, give, receive and pay it forward. If you create a Wishlist post, let me know your DU name, and I can start to do weekly or biweekly threads such as this to highlight DUers' needs and offerings.

Any contributions to Wishadoo! goes toward the cost of maintaining the site, NOT toward any Wishlist posts. That takes place one on one, between Wishadoo! members. If you are able to help with costs to keep the site going, we all appreciate your generosity tremendously.

YOOHOO!!!! DUers need your help!!!

PLEASE NOTE: I created an OP last Sunday evening, to gather the DU community to help members affected by Sandy, but no one has created a Wishlist post thus far relating to the Sandy aftermath. See OP. If anyone creates a Sandy-related Wishlist post, I'll update that OP!


HOWEVER, a long-time DUer, who is fairly quiet on here and has helped with other DUer Wishlist needs previously, needs our help -- actually, her rescue pet needs our help! (DUer, aroach).

I've asked the admins if they'll please make this post a sticky, so it stays visible. Maybe you can chime in to let them know it would help a lot of they'd make this thread a sticky. Here's a LINK TO THE META POST.



MANY DUer's and their loved ones have been impacted by Hurricane Sandy. If you are such a DUer, or if you are in touch with a DUer and feel comfortable doing so on their behalf, I invite you to please CREATE A WISHLIST POST at Wishadoo!

If you haven't yet joined Wishadoo!, it's easy; let me know if you have trouble (check spam folder if you don't get the verification email right away; or write me here). Just be sure to indicate you learned about Wishadoo! from DU, and I'll know such Wishlist posts should be shared here. Edit to add: Please select the "crisis" category and put Sandy in the subject line!

As has been done in the past, when a DUer creates a Wishlist post, I then have permission to post here, so the rest of the community can be of assistance.

Once you've created such a Wishlist post, DUers who want to help can contact you via PM here at DU, or via Wishadoo! If you have a PayPal account, monies can be received quickly, especially if a PayPal debit card is being used!

(The most straightforward way to send money without facing a PayPal fee is to send money as a “Personal” payment, making sure to select “Other” as the reason for payment.)

I can keep updating this thread as we go. No Sandy-related Wishlist posts have been created as yet (5:45 PM EST, Sunday 11/11). This is an invitation to do so, since many have been unsure how we can help DUers affected by Sandy.

Special thanks to DonRedwood and Freshwest for encouraging action on this!
